SAVANNAH COMMUNITY ASSOCIATION ("HOA")
When a home is purchased in Savannah, it is automatically subject to documents filed of record in Denton County, Texas. All property owners in Savannah are members of the HOA as membership is mandatory.
The HOA establishes community rules, regulations and building standards. It is also responsible for enforcing these rules and regulations. The purpose of these rules is to enhance the quality of life for all of Savannah residents and to protect property values and investments. Some examples of the community rules: “all lawns must be kept neat and mowed; houses must be kept in good repair; no inoperable vehicle can be parked in the street; no boats, RV’s etc. can be parked or stored except behind the house”. Some examples of the building rules: “all fences must be PVC white vinyl; all houses must have a two-car garage; all yards must be fully sodded and irrigated with trees and shrubs”. It’s important to remember most alterations to the exterior of your house are not allowed without written approval by the HOA. As you are probably aware, Savannah has outstanding club facilities, lakes, parks and special activities, provided by the developer to the HOA, which acts like a country club. In order to manage the facilities, the HOA has hired Premier Management Company to handle all aspects of the maintenance of the facilities and coordination of all HOA activities.
Since opening, Savannah has maintained a full-time HOA manager, with an office located in the clubhouse. Huffines Communities™ is committed to making Savannah more than a place to live; we want to make it a way of life. This will largely be accomplished via the HOA which will constantly strive to create fun activities, parties, clubs and social events in order to bring the community closer together. If you choose to live in Savannah to raise a family, we strongly encourage you to be active in the HOA. Enjoy all the club facilities, parks and lakes, but more importantly, come to the events and socials, volunteer to be a leader and meet others in your neighborhood.

As of 2009, the current dues are $755 annually per home and must be paid semi-annually in April ($377.50) and October ($377.50). If the dues are not paid, use of the club facilities will be suspended and extra fees and collection charges will be added to the amount owed. The HOA has the legal right to file a lien on delinquent properties to collect unpaid dues.
Who controls the HOA?
The HOA is managed by Premier Management Company. Until all the homes are constructed, the HOA is controlled by the developer of Savannah, Huffines Communities™. Once the community is built-out, a five-member board of directors, each serving a 2-year term, will be elected by the homeowners to oversee the HOA.
HOA Inspections and Permits
The HOA issues building permits to the home builders for construction and to homeowners who wish to remodel their home. The HOA hires an inspector, Burgess Construction, Inc., to periodically inspect the construction of each house. Each home must pass inspection prior to receiving a Certificate of Occupancy. Although the house is inspected, the HOA does not guarantee quality and has no express or implied liability for the condition of a house. All home builders in Savannah are required to comply with the latest building and energy codes.
